Grading & Site Prep

Grading and Site Prep After Clearing in North Georgia

Northline Forestry Group does light grading and site prep after land clearing, including building pads, drainage shaping and driveway base prep, for homeowners, landowners, builders and developers across North Georgia and metro Atlanta. Our 30 years in sitework, the last 7 in commercial and industrial civil site development, means we prep the ground for what comes next.

Grading & Site Prep, the Northline way

Clearing a lot is only half the job if you plan to build on it. Once the trees and brush are gone, the ground still needs to be shaped. Water needs somewhere to go. A house pad or barn pad needs to be level and in the right spot. A driveway needs a base that will not turn to soup on the first rainy week. That is the work we handle after clearing.

We focus on light grading. That means rough grading pads for houses, barns, shops and sheds, shaping swales and slopes so water runs away from where you are building, and prepping driveway and parking areas for stone. Doing the clearing and the grading with one operator saves you a second mobilization and a handoff between contractors. You also get someone who understands how the two connect.

This is where our background matters. We have spent over 30 years in the sitework industry, the last 7 in turnkey civil site development for commercial and industrial clients. We understand grades, drainage, erosion control, utilities and permits, and we know what a builder needs to see when they show up. For larger or engineered sites, we work to your plan and coordinate with your engineer and builder.

What's included

What we cover

Building pad prep

We rough grade and level pads for homes, barns, shops and accessory buildings. Pads are set to drain away from the structure.

Drainage shaping

We shape swales, slopes and low spots so stormwater moves where it should. Good drainage on clay saves a lot of trouble later.

Driveway base prep

Driveway and parking areas are cut, shaped and crowned so they shed water. The base is left ready for stone.

Grubbing where needed

Under pads and driveways, roots and organic material often need to come out. We grub those areas so you build on soil, not mulch.

Erosion control awareness

We plan the work to limit bare soil and keep sediment on site. We install or work around erosion control measures as your site requires.

Builder-ready handoff

We leave the site the way the next trade needs it. Pads, access and drainage are ready for your builder, foundation or utility crew.

Local ground

Grading, drainage and permits on North Georgia ground

Georgia's red clay and Piedmont soils grade well when they are at the right moisture, but they erode quickly when bare and turn slick and soft when wet. In the mountains, you also run into steep slopes and rock. That is why grading here is as much about timing and water control as it is about moving dirt. We keep bare ground to a minimum and shape it so water does not cut gullies across your site.

Permits are part of grading in Georgia, and we take them seriously. Sites disturbing one acre or more generally need state stormwater permit coverage, and local land disturbance permits vary by county, so check with your county before work starts. Georgia also requires a 25-foot buffer along state waters, 50 feet on trout streams, for land-disturbing activity. We will help you think through what applies to your project.

Utilities are another reason to slow down and plan. Call Georgia 811 before any digging so buried lines are marked. For homes, we also talk through where the well, septic, power and water service will go, because a pad and driveway should not block those. On larger or engineered projects, we follow the approved grading and erosion control plans and coordinate with your engineer, builder and inspector.

Our process

Call or send plans

Tell us what you are building and send any plat, site plan or photos. Even a rough sketch of where the house and driveway go helps.

Site walk and review

We walk the site, look at grade, drainage, soil and utilities, and talk through permits. You get a free quote.

Clear and grub

If the site is not cleared yet, we clear it first. Pad and driveway areas are grubbed so they sit on soil.

Grade and shape

We grade pads, shape drainage and prep the driveway base, keeping erosion control in place as we go.

Final walkthrough

We walk the finished grades with you or your builder to confirm the site is ready for the next step.

Grading & Site Prep FAQ

What kind of grading work do you do?

We do light grading and site prep, mostly after clearing. That includes rough grading pads for houses, barns and shops, shaping drainage swales and slopes, and prepping driveway and parking areas for stone. We are not a mass grading contractor, but with 30 years in sitework and 7 in commercial and industrial civil site development, we know what a builder and inspector expect from a finished pad and drainage.

How much does grading and site prep cost?

We give a free quote after seeing the site and your plans. Cost depends on how much area needs grading, how much the ground has to be cut or filled, slope and rock, soil conditions, whether grubbing is needed, the length of driveway, erosion control needs, access, and travel distance. Doing clearing and grading in one job usually costs less than hiring two separate contractors.

Do I need a permit to grade my land in Georgia?

It depends on the size and location of the work, so check with your county. In Georgia, sites disturbing one acre or more generally need state stormwater permit coverage, and local land disturbance permits vary by county, sometimes for smaller areas too. Work near creeks must respect the 25-foot buffer on state waters, 50 feet on trout streams. We will help you understand what to ask your county.

How long does grading a house pad and driveway take?

A typical residential pad and driveway prep often takes a few days of machine time, but weather and site conditions drive the schedule. Clay that is too wet cannot be graded properly, so rain can push the work back. Steep ground, rock and long driveways add time. Permit timing can matter too. We will give you a realistic schedule with your free quote.

What is left when you finish site prep?

You are left with a rough graded pad, shaped drainage and a driveway base ready for stone. Grubbed material and topsoil are handled the way we agree on up front. Final grading, stone, foundations and utilities are usually done by others, and we leave the site ready for them. Bare areas should be stabilized, so we talk through seeding, straw or mulch cover where needed.

Can you clear and grade my lot in the same job?

Yes, and that is one of the best reasons to hire us. We clear the lot with a forestry mulcher, grub the pad and driveway areas, then grade and shape the site. One operator handling both means one schedule and no handoff. It also means the clearing is done with the grading in mind, so we leave mulch where it helps hold soil and remove it where you will build.
